Thermal roof surveys for Ashingdon homes and businesses

Thermal roof surveys for homes and businesses in Ashingdon

Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We are often asked to look into areas of a flat roof that may hold water and gaps in loft insulation, across flat roofs, insulated roof spaces and loft conversions.

In smaller places like Ashingdon, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Do you need a thermal roof survey in Ashingdon?

Once a leak has been fixed, people frequently ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.

Signs worth acting on include:

  • Moisture around outlets and upstands
  • Damp where roofs meet walls and chimneys
  • Heat escaping through the roof
  • Gaps in loft insulation

Take a building like King Edmund School: big roofs are where aerial photos and thermal images show the most at once.

Choosing a roof surveyor

  • Whether VAT is added on top
  • Will they check the loft as well as the outside?
  • How long they’ve been surveying roofs
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

What affects the price in Ashingdon

All our prices include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can be seen safely

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Helping us price your survey

You do not need to know any roofing terms. It’s enough to let us know:

  • The reason for the survey, like buying, a leak or storm damage
  • How the loft is reached, if there is one
  • Any deadline, like an exchange date
  • Where any leaks, stains or damp patches show inside

To arrange a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before you book.

How the survey changes by roof type

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.

Ashingdon: your questions answered

Is drone flying allowed in Ashingdon?

Typically it comes down to two things: the airspace at the address and the weather. Ashingdon is about 3 miles from London Southend Airport, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in high wind or heavy rain, and the rest of the survey does not depend on the drone.

Is Ashingdon within the area you cover?

Yes, Ashingdon is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How long is the visit?

That depends on the size and shape of the roof; most visits take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put with the most urgent first where relevant.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey typically takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. Parking around Ashingdon is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Tell us where we can park nearby
  • For a flat or shared roof, check access with the building owner or managing agent

What a thermal roof survey looks like in Ashingdon

Ashingdon lies within about 5 miles of the sea, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. About 4.9 miles south lies Southchurch Hall, a reminder of how long the area around Ashingdon has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Andrew: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Hidden layers that need to be opened up to check
  • Proving moisture from the images alone
  • Insulation values or heat loss calculations
