Flat roof survey in Broad Oak, Kent
We take a careful look at the flat roof at your property in Broad Oak, and put it all in a written report with photos.
- Upstands pulling away from walls
- Leaks around rooflights
- Splits, cracks and crazing
Honest limits
It’s a careful look at the flat roof, not the whole story. The main limits are:
- Whether the deck or joists are strong enough
- A promise that the roof won’t leak in future
- Fragile surfaces, which we don’t walk on
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
Roof types and parts we check
- Felt flat roofs
- Single-ply membranes
- EPDM rubber
- Upstands and outlets
- Mastic asphalt
- GRP fibreglass
How a flat roof survey works in Broad Oak
A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you’ve noticed pools of water lying on the roof and a sagging deck under the covering, a survey will tell you what’s going on, on felt flat roofs, upstands and outlets and mastic asphalt alike.
Older buildings in small places like Broad Oak may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later.

Leave it or get it looked at?
If you are buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Older cottages and farmhouses around Broad Oak can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
Why us?

What a survey costs
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- House, block, shop or office
- How tall the building is and how easy the roof is to see
- The number of roofs, including extensions and garages
- If the survey needs thermal imaging or a drone
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.
What to tell us when you get in touch
A little information up front helps. It’s useful to include:
- The property’s address and postcode
- Any marks or damp showing indoors
- The style of property, from a terrace to a block
- How the loft is reached, if there is one
We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.
Tips that help
Most of what helps is simple and safe from the ground. Our suggestions:
- Note where water lies after a downpour
- File the paperwork for the roof and any repairs
- Clear roof outlets and gutters each autumn
- Ask whoever fits equipment on the roof to make good the covering
After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
Local flat roofs in Broad Oak
Broad Oak is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
If your house is among the older ones in the streets near St Nicholas' Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. For site and facilities teams at buildings such as Sturry Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For businesses in and around places such as Whitefriars Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.

What else we do in Broad Oak
Roof by roof
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.
FAQs for Broad Oak
Is Broad Oak within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Does a conservation area affect roof work in Broad Oak?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Does the report include photographs?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
What if it rains on the day?
It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.
Do you give a life expectancy for the roof?
We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.
What does a roof survey cost?
Our price is from £150, including VAT. You will know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or use the contact form.
Can you test old roof sheets for asbestos?
Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
How the survey works
On the day, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. The survey typically takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Broad Oak, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Move anything stored under the loft hatch
- For a flat or shared roof, check access with the building owner or managing agent
- Let us know about parking before the day
