Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the visit with that in mind.

Landlords and letting agents in Chestnut Street book surveys as well as homeowners. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.

How a flat roof survey works in Chestnut Street

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey EPDM rubber, upstands and outlets and mastic asphalt, and common reasons people get in touch are upstands pulling away from walls and splits and cracks in the covering.

Flat roofs on exposed homes in small places like Chestnut Street take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

What happens on the day

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit usually takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Somewhere as small as Chestnut Street, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Look for standing water a day after rain
  • Treat rooflights and old sheeting as fragile
  • Make sure new fixings through the roof are properly sealed
  • Clear roof outlets and gutters each autumn

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

Questions from Chestnut Street

Is the coastal weather around Chestnut Street hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover smaller places like Chestnut Street?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Can you survey at the weekend?

Surveys run on any day of the week. To find a day that suits you, ring 07833 053749 or use the contact form.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause can’t be seen, we will say so and suggest what would help.

Honest limits

It is a careful look at the flat roof, not the whole story. Its limits include:

  • An exact number of years the roof has left
  • Fragile surfaces, which we do not walk on
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

Flat and commercial roofs around Chestnut Street

Chestnut Street lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Landlords with a home close to Newington station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Borden Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if yours is one of the older homes nearby, the joins between later flat roofs and the old walls are where problems typically start.
