About our flat roof survey in Frating
We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. If you are worried about raised blisters across the surface and cracked or split membrane, a survey will tell you what’s going on.
Some older homes in villages like Frating are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Local flat roofs in Frating
Frating lies within about 3 miles of the sea, so there is more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.
If you own a rental within reach of Alresford station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Saint Andrew's Church, the joins between later flat roofs and the old walls are where problems usually start.
Frating is about 3 miles east of Wivenhoe, in Essex. We carry out flat roof surveys in Frating for houses, flats, blocks and commercial buildings. We cover towns and villages across Essex, large and small. You can also see our page for Chelmsford.
We work across the CO7 postcode area for flat roof surveys and the streets around it. Local streets include Church Road and Rectory Road, and we cover them all. We also work in nearby towns such as Colchester (6 miles west), Clacton-on-Sea (7 miles south-east), Harwich (11 miles north-east), Camulodunum (7 miles west), Greenstead (4 miles north-west) and Tiptree (12 miles west).

What we look for on each type of roof
GRP fibreglass
A well-laid GRP roof frequently lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.
Felt and built-up roofs
The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.
Practical tips
A little preparation and a few simple habits help. Our tips:
- Clear roof outlets and gutters each autumn
- Limit foot traffic on the covering
- Note any new marks on ceilings beneath the roof
- Look for standing water a day after rain
If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.
Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.
Your questions about flat roof surveys in Frating
Will you come out to Frating?
We do. A small place gets exactly the same survey as a big one.
Do roofs near the sea, like those around Frating, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you cover flat roofs on blocks of flats?
Yes. Commercial and residential flat roofs are both covered. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.
Does the survey cover asbestos?
We don’t test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
What’s in the report?
A written report with photos, covering the condition of the flat roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
How long will you be at the property?
Expect it to take an hour or two for a small flat roof at home, and longer for a large commercial one. The written report follows by email, on the timescale of your package.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

DIY checks: what’s safe
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Leave it or get it looked at?
Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In a place like Frating, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Somewhere as small as Frating, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Keep pets out of the way during the survey
