Flat roof survey in Hacklinge
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We’re often asked to look into edge trims that have lifted or split and a sagging deck under the covering, on felt flat roofs, mastic asphalt and GRP fibreglass.
Somewhere as small as Hacklinge, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How we price flat roof surveys
A few things affect what a survey costs:
- Commercial roofs and larger buildings
- Extra roofs, like extensions, dormers or garages
- Roof area
- The package you choose: Basic, Standard or Premium
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Flat roof survey starts from £150, including VAT.
Helping us price your survey
When you call or email, these details help:
- Your timetable, like an exchange date
- The kind of building and roof involved
- What made you get in touch
- Pictures of the roof from a safe spot, if you have them
We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Before and after the survey
Small things make a difference. Some pointers:
- Note any new marks on ceilings beneath the roof
- Clear roof outlets and gutters each autumn
- Keep clear of rooflights and fragile roof sheets
- Limit foot traffic on the covering
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Hidden layers beneath the covering
- Structural calculations, which need a structural engineer
- Fragile surfaces, which we do not walk on
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What we do, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where applicable. The survey normally takes about 1–2 hours for a house, or half a day or so for a commercial building. In a hamlet or village like Hacklinge, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can safely be seen.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- You get a report with photos and our recommendations.
Before we arrive
- If you’re buying, let the agent know when we’re coming
- Check the loft hatch can be reached
- Have any paperwork from past roof work to hand

Advice
What we look for on each type of roof
Felt and built-up roofs
The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Hacklinge questions
Is my home in Hacklinge listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do roofs near the sea, like those around Hacklinge, take more of a battering?
It can do. Within about 3 miles of the sea, as Hacklinge is, metal fixings wear faster and gales find any loose ridge or slate.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Will the survey show why my flat roof is leaking?
We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Should I worry about standing water on my flat roof?
Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
Which flat roof coverings do you cover?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Flat and commercial roofs around Hacklinge
Hacklinge is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. The wider area around Hacklinge has a long history of building, with Walmer Castle about 3.5 miles south-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Worth Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For an older house near a landmark such as Church of St George, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you own a rental within reach of Sandwich station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
