About our flat roof survey in Hollingbourne

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. If you’ve noticed failed seals around rooflight kerbs and signs of deflection in the roof deck, a survey will tell you what’s going on.

Some older homes in villages like Hollingbourne are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Tips from our surveys

Small things make a difference. Some pointers:

  • Check ceilings under the roof for damp patches
  • Note where water lies after a downpour
  • Check that new brackets or units haven’t damaged the covering
  • Clear roof outlets and gutters each autumn

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Leave it or get it looked at?

Flat roofs can’t usually be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What a survey costs

A few things affect what a survey costs:

  • Which survey package you book
  • The height of the building and how the roof can safely be seen
  • The roof’s overall size
  • The use of thermal imaging or a drone

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. We will confirm the figure before booking.

Getting in touch

You don’t need to know any roofing terms. It’s enough to tell us:

  • Any photos you have, taken from the ground or a window
  • What’s prompted the survey
  • The style of property, from a terrace to a block
  • Any deadline, like an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or use the contact form.

What we do, step by step

We do not take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Somewhere like Hollingbourne needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Preparing for the visit

  • Clear the way to the loft hatch
  • Make sure pets are kept safely away
  • Note where any stains or damp appear

Questions from Hollingbourne

Will you come out to Hollingbourne?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Hollingbourne?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Will you walk on the flat roof?

Only where it is safe to do so. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Do you give a life expectancy for the roof?

There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or drop us an email with the address.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A fixed date for when the roof will need replacing
  • Whether the deck or joists are strong enough
  • Parts of the roof that are not safe to walk on or view

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.
