Flat roof surveys for homes and businesses in Holton Hill

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed failed seals around rooflight kerbs and damaged trims at the roof edge, a survey will tell you what’s going on.

Somewhere as small as Holton Hill, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

Signs you need a flat roof survey in Holton Hill

Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Signs worth acting on include:

  • Edge trims that have lifted or split
  • Blistering in felt or asphalt
  • Outlets choked with leaves and silt
  • Ponding water that does not drain away

If you own a rental within reach of Stonegate station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • What happens after the report arrives
  • Whether you get a written report with photos
  • Whether the inside of the roof is included

Your questions about flat roof surveys in Holton Hill

Is Holton Hill within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is my home in Holton Hill listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof typically takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

How long is the visit?

Expect it to take an hour or two for a house, though large, tall or awkward roofs take more time. The written report follows by email.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Flat roof surveys in Holton Hill: local notes

About 0.9 miles south-east lies Bateman's, a reminder of how long the area around Holton Hill has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For an older house near a landmark like The Parish Church of St Bartholomew, flat-roofed rear additions and dormers added over the years are worth checking. Take a building like Burwash CofE School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which can make access easier.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether the deck or joists are strong enough
  • What’s under the membrane without opening it up
  • A fixed date for when the roof will need replacing

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What we check

  • GRP fibreglass
  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets
  • Single-ply membranes
  • Felt flat roofs

How the survey works

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. For a village or hamlet like Holton Hill, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

Advice

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
