How a flat roof survey works in Longfield Hill

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey GRP fibreglass, upstands and outlets and EPDM rubber, and the problems we are asked to look at most are dips that suggest the deck is deflecting and raised blisters across the surface.

In a village or hamlet like Longfield Hill, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What affects the cost of flat roof surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

If you can, have these to hand when you contact us:

  • The type of building and roof, like pitched or flat
  • Dates you’re working to, such as exchange
  • Photos of the roof, taken safely from ground level or a window
  • Where the property is, with the postcode

Getting a price is simple: just phone 07833 053749 or drop us an email, tell us about the property and we’ll suggest the right survey. The price is agreed up front.

Flat and commercial roofs around Longfield Hill

Longfield Hill is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. With Cobham College about 2.8 miles east, Longfield Hill sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Mildred: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Take a building like Istead Rise Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Meopham station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Longfield Hill is about 3 miles south of Northfleet, in Kent. Roofs in Longfield Hill get the same thorough look as anywhere else in Kent. We cover towns and villages across Kent, from the larger towns to small villages. Maidstone is in our area too.

How the survey changes by roof type

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

What this survey can’t tell you

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • What’s under the membrane without opening it up
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Fragile surfaces, which we do not walk on

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before you book. The full list of what we check.

What this survey covers

  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets

Practical tips

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Ask whoever fits equipment on the roof to make good the covering
  • Keep records of when the roof was laid and what work has been done
  • Watch the ceilings below the flat roof for stains
  • Clear roof outlets and gutters each autumn

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photograph of each defect, so others can follow it without going up to look.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

Longfield Hill: your questions answered

Does a conservation area affect roof work in Longfield Hill?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Does being near the coast affect roofs in Longfield Hill?

Often, yes. Within about 5 miles of the sea, as Longfield Hill is, metal fixings wear faster and gales find any loose ridge or slate.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two for a house, and longer for a large or complex roof. In a hamlet or village like Longfield Hill, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Point out any leaks or damp patches
  • Make sure the loft hatch can be reached
