How a flat roof survey works in Mark Hall South

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. Common reasons to book are splits, cracks and crazing and edge trims that have lifted or split, on single-ply membranes, mastic asphalt and upstands and outlets.

In a smaller place like Mark Hall South, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes an hour or two for a house, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there frequently is around Mark Hall South, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Check pets are kept safely away
  • Gather any invoices or paperwork from past roof work

How the survey changes by roof type

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

What happens if roof problems are left?

If you’re buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. Blocked gutters on homes around Mark Hall South overflow and soak walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Flat roof surveys around Mark Hall South

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If yours is one of the older homes in the streets near St Andrew's Methodist Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Harlow Town station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Cooks Spinney Primary Academy and Nursery: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Mark Hall South: your questions answered

Is Mark Hall South within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

My home in Mark Hall South has a flat-roofed garage or porch. Is it worth having that looked at?

Yes, if you’d like it included, mention it when booking. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.

Does the report include photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Can you test old roof sheets for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

How many years has my flat roof got left?

There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

What affects the cost of flat roof surveys

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Your timetable, like an exchange date
  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work

Unsure which package suits your roof? It’s easiest to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Treat rooflights and old sheeting as fragile
  • Check ceilings under the roof for damp patches
  • File the paperwork for the roof and any repairs
  • Look for standing water a day after rain

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
