Chimney surveys in Mark Hall South

Mark Hall South: your questions answered

Do you survey roofs for landlords with property near Harlow Town station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Mark Hall South listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What happens after the survey?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you need to go on the roof to check the chimney?

We look from the ground, from windows and from the loft where it’s safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you find out why my chimney breast is damp?

It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.

Chimney survey in Mark Hall South

Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack can’t be seen, the report says so. Each defect is recorded with a photo and a plain description. Typical surveys look at redundant stacks capped without ventilation and staining on walls around the chimney, across lead flashings, chimney pots and cowls and shared and party-wall stacks.

In a smaller place like Mark Hall South, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

DIY checks: what’s safe

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Chimney surveys in Mark Hall South: local notes

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside a good many post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building like Cooks Spinney Primary Academy and Nursery, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Harlow Town station may find that the gap between tenancies is a good time to have the roof looked at.

Prices for chimney surveys in Mark Hall South

The price reflects the time and kit the roof needs. The main factors are:

  • House, block, shop or office
  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or email us.

When to book a survey in Mark Hall South

Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.

A survey makes sense if you’ve noticed:

  • Pots or cowls that look unsafe
  • Damp patches on chimney breasts
  • Gaps in the mortar around the pots
  • Gaps where the stack meets the roof

If you live in an older home near St Andrew's Methodist Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a roof survey includes

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at a house, as part of a look at the roof around the stack. Parking around Mark Hall South is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of
  • Gather any invoices or paperwork from past roof work

Arrange a survey

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

What a chimney survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a gas appliance or its flue is safe
  • Areas we cannot view from safe positions
