About our flat roof survey in Seasalter

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. If you’re worried about upstands pulling away from walls and raised blisters across the surface, we can find out what’s behind it, on mastic asphalt, EPDM rubber and felt flat roofs alike.

Some older homes in villages like Seasalter are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

What happens on the day

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Seasalter can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photographs and our recommendations.

Advice

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Check ceilings under the roof for damp patches
  • Have the roof looked at again after a severe storm
  • Clear roof outlets and gutters each autumn
  • Keep people off the roof unless they need to be there

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Common questions in Seasalter

Does being near the coast affect roofs in Seasalter?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does a conservation area affect roof work in Seasalter?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

What do I do with the report?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Do you check flat roofs for asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What affects the cost of flat roof surveys

To price your survey, we look at:

  • The package you choose: Basic, Standard or Premium
  • How big the roof is
  • Whether it is a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

We’ll normally ask about:

  • The type of building and roof, such as pitched or flat
  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by
  • What made you get in touch

To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We will confirm the price before booking.

Flat roof surveys in Seasalter: local notes

Seasalter lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings such as Joy Lane Primary Foundation School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. For landlords with property near Whitstable station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near Seasalter Christian Centre, the flat roofs on later extensions tend to wear out long before the main roof.

Seasalter is about 2 miles west of Whitstable, in Kent. Seasalter gets the same service as everywhere else we work: a careful look at everything that’s safely in view, photos and a clear written report. Across Kent, we cover Seasalter and the places around it. For surveys nearby, see our Canterbury page.

Landlords, agents and block managers in Seasalter

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which can make access easier.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or joists are strong enough
  • Asbestos testing, which needs a specialist asbestos surveyor
  • What’s under the membrane without opening it up

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.
