Flat roof surveys for homes and businesses in Sepham Heath
We inspect a flat roof from wherever it can safely be seen: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We do not walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. We survey EPDM rubber, mastic asphalt and single-ply membranes, and the problems we’re asked to look at most are splits and cracks in the covering and ponding water that doesn’t drain away.
Flat roofs on exposed homes in small places like Sepham Heath take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It normally takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Sepham Heath, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from the ground, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Getting ready for the survey
- If you are buying, check with the agent that we can get in
- If the roof is shared, arrange access with whoever manages the building
- Check the loft hatch can be reached

Advice
Questions from Sepham Heath
Does a conservation area affect roof work in Sepham Heath?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Sepham Heath within the area you cover?
Yes, Sepham Heath is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
How do I book a survey in Sepham Heath?
Simply ring 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.
Can you test old roof sheets for asbestos?
Asbestos testing is not part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
Different roofs, different checks
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
What a survey costs
Our packages start from £150, with VAT included. The price for your roof depends on:
- Features like valleys, chimneys, dormers and parapets
- Commercial roofs and larger buildings
- Extra roofs, like extensions, dormers or garages
- The height of the building and how the roof can safely be seen
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your survey before booking.

- Where the property is, with the postcode
Booking is simple: just call 07833 053749 or send us an email, let us know about the property and we will recommend the right survey. The price is agreed up front.
Practical tips
Nothing here needs a ladder. A few suggestions:
- Ask contractors to protect the roof if they work on it
- Note any new marks on ceilings beneath the roof
- Treat rooflights and old sheeting as fragile
- Look for standing water a day after rain
After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
Common roof problems in Sepham Heath
Ponding keeps the covering wet and wears it faster. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.
A survey makes sense if you’ve noticed:
- Failed upstands where the roof meets a wall
- Damaged trims at the roof edge
- Leaks around rooflights
- Outlets that hold water back
If you let a flat or house near Knockholt station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
What to check before booking
- Which limits apply to the survey
- Whether VAT is added on top
- How long the report takes to arrive
- Will they check the loft as well as the outside?
What we can’t see
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- What’s under the membrane without opening it up
- Whether the deck or joists are strong enough
- Fragile surfaces, which we don’t walk on
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

What a flat roof survey looks like in Sepham Heath
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Sepham Heath has a long history of building, with Lullingstone Castle about 3.1 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
The streets around a church like Otford Lane Mission Church are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems normally start. If you look after a building like Halstead Community Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.
