- A promise that the roof will not leak in future
- Whether the deck or joists are strong enough

Flat roof surveys for homes and businesses in Speldhurst
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey GRP fibreglass, EPDM rubber and single-ply membranes, and common reasons people get in touch are blisters and bubbles in the covering and a sagging deck under the covering.
Flat roofs on exposed homes in small places like Speldhurst take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

FAQs for Speldhurst
Do you cover Speldhurst?
Yes. We cover the whole of London and South East England, and Speldhurst is part of that. You can phone 07833 053749 or drop us an email with the address and some details.
Does a conservation area affect roof work in Speldhurst?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
How long does the survey take?
Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. We will confirm the timing when booking.
Do you look for flat roof leaks?
We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Do you survey commercial flat roofs?
Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.
How many years has my flat roof got left?
There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.
What affects the cost of flat roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- The shape of the roof and its details
- Height and safe access
- Extensions, dormers and garages with roofs of their own
- If the survey needs thermal imaging or a drone
All our prices include VAT. Flat roof survey starts from £150, including VAT. You’ll know the price for your roof before you book.

What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Speldhurst, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- You get a report with photographs and our recommendations.
Before we arrive
- For flats, make sure roof access has been agreed
- Find any records of previous roof work
- If it is not your property yet, arrange access through the agent

Advice
Leave it or get it looked at?
Flat roofs can’t typically be seen from the street, so they’re often overlooked. Owners frequently learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. For older village homes like those around Speldhurst, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Different roofs, different checks
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.
Single-ply membranes
Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a proper look.
Flat and commercial roofs around Speldhurst
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Penshurst Place, about 2.1 miles north-west, is one of the historic houses in the wider area around Speldhurst. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Speldhurst Church of England Voluntary Aided Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Tunbridge Wells station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you run a business near Royal Victoria Place, outlets and upstands on commercial flat roofs are the places to check before trouble starts.
