Flat roof surveys for homes and businesses in Stoke-by-Nayland
A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. We survey felt flat roofs, EPDM rubber and mastic asphalt, and people most often book us about ponding water that doesn’t drain away and loose or cracked edge trims.
Somewhere as small as Stoke-by-Nayland, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when you book.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Stoke-by-Nayland questions
Do you cover Stoke-by-Nayland?
Yes. We cover the whole of London and South East England, and Stoke-by-Nayland is part of that. You can ring 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.
Does a conservation area affect roof work in Stoke-by-Nayland?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you check flat roofs for asbestos?
Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Do you survey on Saturdays and Sundays?
We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or email us.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Can you survey any kind of flat roof?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
How the survey changes by roof type
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
How it works
Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. The survey typically takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. Around Stoke-by-Nayland, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Preparing for the visit
- Keep pets inside or away from the areas we are looking at
- Jot down any questions you want answered
- Leave a clear route to the loft

What a flat roof survey looks like in Stoke-by-Nayland
Older buildings in Essex often have clay tiles and weatherboarding, and lots of post-war and modern estates besides. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
Take a building like Stoke-by-Nayland Church of England Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If your home is one of the older ones in the streets near St Mary's Church, the flat roofs on later extensions tend to wear out long before the main roof.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
