Flat roof survey in Wooburn: what you get

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. We survey GRP fibreglass, mastic asphalt and single-ply membranes, and the problems we are asked to look at most are blisters and bubbles in the covering and a sagging deck under the covering.

In a small place like Wooburn, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a flat roof survey looks like in Wooburn

Historic houses such as Cliveden, about 1.5 miles south, show how far back building in the area around Wooburn goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For site and facilities teams at buildings such as St Paul's Church of England Combined School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. The streets around a church like Church of St Paul are often among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

Do you need a flat roof survey in Wooburn?

Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Here are some of the things we see often:

  • Blocked or damaged outlets
  • Failed seals around rooflight kerbs
  • Pools of water lying on the roof
  • Failed upstands where the roof meets a wall

For landlords with property near Bourne End station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before booking anyone

  • What the survey will not cover
  • How they plan to inspect the roof safely
  • Will they check the loft as well as the outside?
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

What you can safely check yourself

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Wooburn: your questions answered

Do you cover smaller places like Wooburn?

We do. Villages and rural addresses get the same survey as a town house.

Is Wooburn in the area you cover?

Yes. We work right across London and the South East, and Wooburn is part of that. Just phone 07833 053749 or email us and let us know about the property.

Do you give a life expectancy for the roof?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or email us.

How long does the survey take?

Expect it to take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. You’ll then get the report by email, on the timescale of your package.

Will you check the loft?

Typically, if there is one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we will explain what’s needed.

What happens if roof problems are left?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. In a small place like Wooburn, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Roof by roof

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

How the survey works

After the inspection, everything we found is written up in a report with photographs. On timing, most surveys take about one to two hours on an ordinary house, or half a day or so for a commercial building. In a hamlet or village like Wooburn, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Have any paperwork from past roof work to hand
  • Keep pets inside or away from the areas we are looking at
