Gutter survey in Beech: what you get

Some gutters are easy to see from the street, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from ground level, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We survey fascias and soffits, eaves gutters and valley gutters, and the problems we’re asked to look at most are gutters overflowing in heavy rain and sagging gutters and loose brackets.

Older buildings in small places like Beech may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we cannot see

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • What’s hidden inside a downpipe
  • Confirming asbestos in older rainwater goods
  • Hidden sections we cannot view safely

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

What we check

  • Fascias and soffits
  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Beech: your questions answered

Is Beech within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can a landlord with a rental near Alton station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we’ll note that in the report.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know as you book.

Different roofs, different checks

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can safely be seen.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be for a specialist asbestos surveyor to check.

How we price gutter surveys

When we price a survey, we consider:

  • Building height and the viewpoints available
  • Whether it is a home or a commercial building
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Getting in touch

These details help when you get in touch:

  • Any deadline, such as an exchange date
  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from ground level or a window
  • The type of building and roof, such as pitched or flat

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or use the contact form.

Gutter surveys around Beech

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 1.5 miles west lies Bentworth Hall, a reminder of how long the area around Beech has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take an older house close to St Peter's: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Alton station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Amery Hill School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

How the survey works

On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. The survey usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Beech often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Note where any stains or damp appear
  • Move anything stored under the loft hatch

Advice

Useful tips for Beech property owners

Nothing here needs a ladder. Our suggestions:

  • Check the loft with care after heavy rain
  • Look for green streaks or damp patches on walls
  • Do not leave hidden gutters out of a clear-out
  • Get trees that overhang the gutters trimmed

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.
