Gutter survey in Cothill

Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Common reasons to book are fascia boards damaged by overflowing water and gutters overflowing in heavy rain, on eaves gutters, valley gutters and fascias and soffits.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Get the gutters cleaned out every year
  • Watch the gutters during heavy rain
  • Watch for green marks down the brickwork
  • Look for downpipes coming loose

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

FAQs for Cothill

Do you cover smaller places like Cothill?

Yes, Cothill is on our map. A small place gets exactly the same survey as a big one.

Is my home in Cothill listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

How much time does the visit need?

It usually takes an hour or two at most homes, with bigger or more complicated roofs taking longer. You’ll know roughly how long when we arrange the visit.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What happens next?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How the survey changes by roof type

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We look at the joints, brackets and falls.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.

How we price gutter surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Commercial roofs and larger buildings
  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What to let us know when you get in touch

A few details help us point you to the right survey and price. When you contact us, tell us:

  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey
  • When you need the report by

For landlords and managing agents

Cothill homes and their roofs

Appleton Manor, about 1.8 miles north-west, is one of the historic houses in the wider area around Cothill. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If your home is one of the older ones in the streets near Church of St Helen, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Dry Sandford Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Radley station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How the survey works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Cothill can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Keep pets in another room
  • Check the loft hatch can be reached

Advice

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
