Common questions in Coursehorn

How do I find out if my home in Coursehorn is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Coursehorn?

Yes. We cover the whole of London and South East England, and Coursehorn is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

What’s in the survey report?

A photo-illustrated written report, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Does the season matter for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How a gutter survey works in Coursehorn

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, but we flag anything that could contain it. If you are worried about rotten fascias or stained soffits and downpipes that are split or coming away, a survey will tell you what’s going on.

Older buildings in small places like Coursehorn may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we can’t see

It helps to know what a survey will not do before you book:

  • Blockages deep inside downpipes
  • Gutters out of sight from each safe vantage point
  • Rot or damp concealed behind fascias or inside walls

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

What this survey covers

  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters
  • Downpipes
  • Valley gutters

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

How we price gutter surveys

When we price a survey, we consider:

  • Roof area
  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether thermal imaging or a drone is needed

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before you book.

What we need to know

These details help when you get in touch:

  • Any photos you have, taken from the ground or a window
  • What made you get in touch
  • When you need the report by
  • The style of property, from a terrace to a block

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or send us an email.

How the survey changes by roof type

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets where it is safe to see them. Missing lead is something we check for too.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

Local roofs in Coursehorn

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Take an older house close to Church of St Dunstan: its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Cranbrook School: a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park such as Crane Valley, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Why get it checked now?

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Older and listed buildings around Coursehorn may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Gutter survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Coursehorn, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Getting ready for the survey
