How a gutter survey works in Cross-at-Hand

Gutters are typically fixed to fascia boards, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you are worried about cracked or loose downpipes and choked outlets or hopper heads, a survey will tell you what’s going on.

Some older homes in villages like Cross-at-Hand are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Cross-at-Hand, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • If you’re buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it’s shared
  • Have any questions written down, so nothing gets missed

Advice

Useful tips for Cross-at-Hand property owners

A survey works best with a little help from you, before and after. Some tips:

  • Note any damp stains below the gutters
  • Leave gutter checks at height to someone equipped for it
  • Have overhanging branches cut back
  • Watch the gutters during heavy rain

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Have your gutters cleared at least once a year or more frequently near trees. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.

Gutter surveys in Cross-at-Hand: local notes

Stoneacre, about 4.6 miles north, is one of the historic houses in the wider area around Cross-at-Hand. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Checking the roof from ground level

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we look for on each type of roof

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets where it is safe to see them. Lead is also a target for theft.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Questions from Cross-at-Hand

Is Cross-at-Hand within the area you cover?

Yes. Cross-at-Hand is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Cross-at-Hand?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or email us to arrange it.

What’s the best way to book?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Leave it or get it looked at?

A dripping joint or sagging bracket won’t get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. In a place like Cross-at-Hand, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

When to book a survey in Cross-at-Hand

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. Cast iron joints can corrode and part once the paint has worn away.

A survey can pick up problems such as:

  • Gutters packed with leaves or moss
  • Fascia boards damaged by overflowing water
  • Joints that drip after rain
  • Overflowing valley or parapet gutters

If you own a rental within reach of Staplehurst station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
