Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Gutter surveys for homes and businesses in Cross Gate

Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Common reasons to book are overflowing valley or parapet gutters and sagging gutters and loose brackets, on downpipes, outlets and hoppers and parapet and box gutters.

In a small place like Cross Gate, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

How it works

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take an hour or two at most homes, and longer for a large or complex roof. Older roofs in small places like Cross Gate can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

What a gutter survey looks like in Cross Gate

The wider area around Cross Gate has a long history of building, with Parham House about 1.1 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Amberley CofE Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park like Parham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you let a flat or house near Amberley station, the gap between tenancies is a good time to have the roof looked at.

What affects the cost of gutter surveys

Prices vary from roof to roof, and it comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

What we need to know

Before you get in touch, it helps to have:

  • What’s prompted the survey
  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel
  • Your timetable, like an exchange date

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.

When you need someone else

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Damage hidden inside walls or behind boards
  • Underground drains, which need a CCTV drain survey
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • Eaves gutters

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Watch for green marks down the brickwork
  • Do not climb a ladder to look in the gutters
  • Look for new stains on ceilings below valleys after rain
  • Do not leave hidden gutters out of a clear-out

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

Your questions about gutter surveys in Cross Gate

Is my home in Cross Gate listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Amberley station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Will you photograph what you find?

Yes. The report includes photographs of what we found.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

How long will you be on site?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, call 07833 053749 or drop us an email.
