Gutter surveys for homes and businesses in Hambrook

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, but we flag anything that could contain it. If you’re worried about gutters packed with leaves or moss and gutters that have fallen out of line, we can find out what’s behind it, on parapet and box gutters, fascias and soffits and eaves gutters alike.

In a village or hamlet like Hambrook, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Tips that help

These tips come from what we see on roofs every week:

  • Have overhanging branches cut back
  • Do not climb a ladder to look in the gutters
  • Look out for overflows when it pours
  • Check the loft with care after heavy rain

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it’s done.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.

Local roofs in Hambrook

Hambrook lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. With Warblington Castle about 3.8 miles west, Hambrook sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take an older house close to St Wilfrid's Church and Hall: its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Nutbourne station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Chidham Parochial Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Hambrook is about 5 miles west of Chichester, in West Sussex. In Hambrook, as across West Sussex, every roof gets the same careful survey. Our area takes in places right across West Sussex. You can also see our page for Portsmouth.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for most houses, and longer for a large or complex roof. Cottages and farmhouses around Hambrook often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Make a note of anything you’d like us to look at

When you need someone else

In fairness, a roof survey has limits:

  • Underground drains, which need a CCTV drain survey
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s hidden inside a downpipe

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters
  • Downpipes

Common questions in Hambrook

Is the coastal weather around Hambrook hard on roofs?

It can do. Hambrook is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Can a landlord with a rental near Nutbourne station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or use the contact form with the details.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you look at parapet and box gutters as well?

Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe, and by drone where it’s applicable.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Does the season matter for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

What affects the price in Hambrook

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

There’s no need for technical words. It’s enough to tell us:

  • What’s prompted the survey
  • What kind of property and roof it is
  • Access details, such as a loft hatch or a shared roof
  • Dates you’re working to, like exchange

Not sure which survey you need? It is easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Roof by roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Leave it or get it looked at?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. Around Hambrook, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Gutter survey starts from £150, including VAT.
