How a gutter survey works in Chidham

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We survey outlets and hoppers, parapet and box gutters and fascias and soffits, and common reasons people get in touch are leaves and moss blocking gutters and gutters overflowing in heavy rain.

Somewhere as small as Chidham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we do, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey typically takes about one to two hours for a house, and longer for a large or complex roof. Older roofs in small places like Chidham can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Chidham homes and their roofs

The coast is about 2 miles or less from Chidham, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Nutbourne station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Warblington Castle, about 4.1 miles west, is one of the historic houses in the wider area around Chidham. Older homes in the area may have roofs that need matching materials when work is done.

FAQs for Chidham

Will you come out to Chidham?

Yes, Chidham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Nutbourne station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Will you look at parapet and box gutters as well?

Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just phone 07833 053749 or send us an email for a price.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What happens if roof problems are left?

A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. In a small place like Chidham, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before you book.

What we’re asked to look at in Chidham

A good many tiled and slate roofs carry moss, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.

These are some of the problems a survey can pick up:

  • Gutters overflowing in heavy rain
  • Sagging gutters and loose brackets
  • Leaks at the gutter joints
  • Gutters packed with leaves or moss

Take an older house close to The Parish Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Choosing a roof surveyor

  • Their report turnaround times
  • Will the report include photos?
  • Whether they hold professional indemnity and public liability insurance
  • How much experience they have with roofs like yours

What’s in a roof survey

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Roof by roof

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets as far as they can safely be seen. Lead is also a target for theft.
