About our gutter survey in Bosham Hoe

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. We survey fascias and soffits, eaves gutters and parapet and box gutters, and common reasons people get in touch are water backing up from a hidden gutter and choked outlets or hopper heads.

In a small place like Bosham Hoe, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Bosham Hoe questions

Does being near the coast affect roofs in Bosham Hoe?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is my home in Bosham Hoe listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Bosham Hoe for gutter surveys?

Yes. We survey roofs in Bosham Hoe and the rest of West Sussex, as part of our work across London and South East England. To book, ring 07833 053749 or use the contact form.

How much is a gutter survey?

Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or email us.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

How long will you be on site?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

What we look for on each type of roof

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

What happens if roof problems are left?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the loft space and the rooms below usually during the worst downpours. It’s worth having these gutters looked at before the wetter months. Older cottages and farmhouses around Bosham Hoe can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The size of the roof
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen
  • Chimneys, valleys, parapets and other details

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What we need to know

We’ll usually ask about:

  • How the loft is reached, if there is one
  • The type of building and roof, such as pitched or flat
  • Pictures from the garden or a window, if you have them
  • What’s prompted the survey

Unsure which package suits your roof? It’s easiest to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about 1–2 hours for a house, and more on a big or complicated roof. In a small place like Bosham Hoe, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Keep pets out of the way during the survey
  • Make sure we can get to the back of the property
  • Jot down any questions you want answered

Book a survey

Booking is simple: just ring 07833 053749 or use the contact form and give us a few details about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

Gutter surveys around Bosham Hoe

Bosham Hoe is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you own a rental within reach of Bosham station, the gap between tenancies is a good time to have the roof looked at. If your house is among the older ones in the streets near The Parish Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • Blockages deep inside downpipes
  • Parts of gutters that can’t be seen safely

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.
