How a gutter survey works in Lee-on-the-Solent
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’re worried about water spilling over the gutter edge and soffits marked by water, a survey will tell you what’s going on, whatever the roof.
In a smaller place like Lee-on-the-Solent, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for a house, and more on a big or complicated roof. With a bit of garden around a house, as there often is around Lee-on-the-Solent, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- A photo-illustrated written report and recommendations follows.
Before we arrive
- Keep pets inside or away from the areas we are looking at
- Mention any parking restrictions on your street
- Have any paperwork from past roof work to hand

Related advice
Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Book gutter clearing once a year, more often near trees
- Check for spilling water in a downpour
- Leave gutter checks at height to someone equipped for it
- Look for green streaks or damp patches on walls
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.
Honest limits
A survey is a careful look at the gutter, but it cannot do everything. The main limits are:
- The inside of buried drains
- Parts of gutters that can’t be seen safely
- What’s behind fascias and inside walls
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

Common questions in Lee-on-the-Solent
Do you cover smaller places like Lee-on-the-Solent?
Yes. Lee-on-the-Solent is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is my home in Lee-on-the-Solent listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is a CCTV drain survey included?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
What’s the price of a gutter survey?
Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, phone 07833 053749 or send us an email.
For landlords and managing agents
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Local roofs in Lee-on-the-Solent
The coast is about 1 mile or less from Lee-on-the-Solent, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. About 4.9 miles south-west lies Osborne House, a reminder of how long the area around Lee-on-the-Solent has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you run a business near Fareham Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings like Lee-On-the-Solent Infant and Nursery School, large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Fareham station, the gap between tenancies is a good time to have the roof looked at.

What you can safely check yourself
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
