Independent gutter surveys in Rowner

Gutter surveys for homes and businesses in Rowner

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. Common reasons to book are fascia boards damaged by overflowing water and gutters full of debris and silt, across fascias and soffits, outlets and hoppers and valley gutters.

In a smaller place like Rowner, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

How the survey changes by roof type

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets as far as they can safely be seen. Lead is also a target for theft.

Cast iron gutters

Lots of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Rowner: your questions answered

Does being near the coast affect roofs in Rowner?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Is my home in Rowner listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Will you look at parapet and box gutters as well?

Yes, as far as they can safely be seen. We use the ground, windows, the loft space and the roof where it is safe, and by drone where it’s applicable.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

What will the report tell me?

A photo-illustrated written report, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Gutters out of sight from every safe viewpoint
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s hidden inside a downpipe

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

What this survey covers

  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Downpipes
  • Outlets and hoppers

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Get trees that overhang the gutters trimmed
  • Look for green streaks or damp patches on walls
  • Leave gutter checks at height to someone equipped for it
  • Include valley, parapet and box gutters when clearing

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Homes around Rowner frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • For flats, check roof access has been agreed
  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch

Book a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

Advice

Gutter surveys in Rowner: local notes

The coast is about 2 miles or less from Rowner, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

For landlords with property near Fareham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you run a business near Fareham Shopping Centre, a roof report helps plan work around trading rather than after a leak. If you look after a building like Bridgemary School, a written record of a large roof helps plan work for the holidays rather than in term time.
