Gutter surveys for homes and businesses in Pulborough
Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from ground level, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. Typical surveys look at sagging gutters and loose brackets and water spilling over the gutter edge, across valley gutters, outlets and hoppers and downpipes.
Around Pulborough, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Gutter surveys around Pulborough
About 0.4 miles west lies Old Place Manor, a reminder of how long the area around Pulborough has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you let a flat or house near Pulborough station, a roof report helps you deal with small faults before they turn into a call from a tenant. If your home is one of the older ones in the streets near The Parish Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Common questions in Pulborough
Does a conservation area affect roof work in Pulborough?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Pulborough station book a roof survey?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.
What will the report tell me?
Written findings with photos, explaining the condition of the gutter, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Do you survey underground drains?
No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, ring 07833 053749 or email us.
Can the survey be at a weekend?
Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or use the contact form.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What happens on the day
The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It usually takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. For a survey in Pulborough, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare
- Let us know about parking before the day
- If you are buying, check with the agent that we can get in
- Keep pets out of the way during the survey
Getting a price
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.
Advice
What a gutter survey does not cover
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- The inside of a downpipe along its whole length
- Confirming asbestos in older rainwater goods
- What’s behind fascias and inside walls
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.
What this survey covers
- Eaves gutters
- Fascias and soffits
- Downpipes
- Parapet and box gutters
- Outlets and hoppers
- Valley gutters
Why get it checked now?
Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers everything that’s safely in view and records it with photos. Blocked gutters on homes around Pulborough overflow and soak walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Should I look at the roof myself first?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Do you need a gutter survey in Pulborough?
Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.
A survey can pick up problems such as:
- Leaking or loose downpipes
- Leaks at the gutter joints
- Overflowing valley or parapet gutters
- Water spilling over the gutter edge
For site and facilities teams at buildings such as St Mary's Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What to check before booking
