Gutter survey in Warninglid: what you get
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed fascia boards damaged by overflowing water and overflowing eaves gutters, we can find out what’s behind it, on fascias and soffits, outlets and hoppers and valley gutters alike.
In a small place like Warninglid, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What affects the cost of gutter surveys
Prices always include VAT. The things that change the price are:
- The use of thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
- Commercial roofs and larger buildings
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your survey before booking.
Getting in touch
Getting the details right at the start saves time. It’s useful to include:
- Any stains, drips or damp patches you’ve seen indoors
- Dates you are working to, like exchange
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Warninglid frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Keep pets in another room
- Mention any parking restrictions on your street
- Let us know about any leaks, stains or damp patches you know of

Why get it checked now?
A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. In a place like Warninglid, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

Questions from Warninglid
Does a conservation area affect roof work in Warninglid?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you come out to Warninglid?
We do. Villages and rural addresses get the same survey as a town house.
Are hidden gutters like valleys and box gutters included?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we will note that in the report.
How long does a gutter survey take?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
Are you structural engineers?
No. Our survey is not a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.
What do I do with the report?
The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
What we’re asked to look at in Warninglid
Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before more damage is done.
Most people get in touch when they’ve noticed one of these:
- Brackets that have dropped or snapped
- Hoppers and outlets full of debris
- Gutters full of debris and silt
- Rotten fascias or stained soffits
Landlords with a home close to Balcombe station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What a gutter survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Parts of gutters that cannot be seen safely
- Underground drains, which need a CCTV drain survey
- Rot or damp concealed behind fascias or inside walls
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before you book. What a survey covers and doesn’t.

Tyes Place, about 1.8 miles north-east, is one of the historic houses in the wider area around Warninglid. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

- Note any damp stains below the gutters

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
