Gutter surveys near Waterham

Gutter survey in Waterham: what you get

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. We are often asked to look into hoppers and outlets full of debris and joints that drip after rain, on parapet and box gutters, downpipes and outlets and hoppers.

Older buildings in small places like Waterham may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Signs you need a gutter survey in Waterham

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

A survey can pick up problems like:

  • Dripping or leaking gutter joints
  • Soffits marked by water
  • Water spilling over the gutter edge
  • Sagging gutters and loose brackets

Landlords with a home close to Whitstable station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Common questions in Waterham

Is the coastal weather around Waterham hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Do you cover smaller places like Waterham?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

What happens next?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How do I book a survey in Waterham?

Simply ring 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

Practical tips

Over many surveys, some simple habits stand out:

  • Don’t climb a ladder to look in the gutters
  • Note any damp stains below the gutters
  • Book gutter clearing once a year, more frequently near trees
  • Ask for valleys and parapet gutters to be cleared too

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

Local roofs in Waterham

The coast is about 2 miles or less from Waterham, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Hernhill Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to Seasalter Levels is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Different roofs, different checks

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.

What affects the cost of gutter surveys

Prices always include VAT. What changes the price is:

  • The size of the roof
  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • Commercial roofs and larger buildings

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What we need to know

To price your survey accurately, we’ll ask about:

  • Any deadline, such as an exchange date
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Any stains, drips or damp patches you’ve seen indoors

To book a survey, call 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

What a gutter survey does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The inside of a downpipe along its whole length
  • Underground drains, which need a CCTV drain survey
  • What’s behind fascias and inside walls

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Parapet and box gutters
  • Downpipes
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Eaves gutters

How it works

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Waterham frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

Before the survey

  • Find any records of previous roof work
  • Make sure we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building
