Gutter surveys in Woburn

Gutter survey in Woburn

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’re worried about valley or box gutters that overflow inside and dripping or leaking gutter joints, a survey will tell you what’s going on, on eaves gutters, downpipes and outlets and hoppers alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

The survey, step by step

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours for a house, and longer for a large or complex roof. Somewhere like Woburn needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors
  • If you are buying, let the agent know when we are coming

Book a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Why get it checked now?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Outbuildings and barns around Woburn are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

FAQs for Woburn

Do you cover smaller places like Woburn?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can a landlord with a rental near Aspley Guise station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details.

Can you tell me if my old gutters contain asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What’s the best way to book?

Just phone 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The roof’s overall size
  • The height of the building and how the roof can be seen safely
  • Extensions, dormers and garages with roofs of their own
  • Whether it’s a home or a commercial building

Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

We will usually ask about:

  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, ring 07833 053749 or drop us an email.

Landlords, agents and block managers in Woburn

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

We survey roofs for letting agents and landlords as well as householders. A photo-illustrated written report gives you a clear record of the gutter.

Woburn homes and their roofs

With Woburn Abbey about 1.1 miles south-east, Woburn sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Aspley Guise station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as Old Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Woburn Lower School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of buried drains
  • The inside of a downpipe along its whole length

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Roof by roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it’s safe to see.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be for a specialist asbestos surveyor to check.
