Gutter survey in Woodside Green: what you get

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. If you are worried about dripping or leaking gutter joints and sagging gutters and loose brackets, we can find out what’s behind it, on downpipes, parapet and box gutters and fascias and soffits alike.

In a small place like Woodside Green, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

When you need someone else

A survey is a careful look at the gutter, but it cannot do everything. The main limits are:

  • Pipes below ground level
  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.

What we check

  • Valley gutters
  • Outlets and hoppers
  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Downpipes

Questions from Woodside Green

Will you come out to Woodside Green?

Yes, Woodside Green is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is my home in Woodside Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

Can you tell me if my old gutters contain asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does the season matter for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

Signs you need a gutter survey in Woodside Green

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

These are some of the problems a survey can pick up:

  • Brackets that have dropped or snapped
  • Blocked outlets and hoppers
  • Leaking or loose downpipes
  • Fascia boards damaged by overflowing water

Take a building like The Lenham School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • What experience they bring
  • How they plan to inspect the roof safely
  • Whether they hold professional indemnity and public liability insurance
  • Is there a chance to talk the report through?

What to expect from a roof survey

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for a house, or half a day or so for a commercial building. Around Woodside Green, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Unlock side gates and any roof access doors
  • Mention any parking restrictions on your street
  • Find any records of previous roof work

Roofs, chimneys and gutters in Woodside Green

With Leeds Castle about 4.3 miles west, Woodside Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark such as St Mary's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Lenham station, the gap between tenancies is a good time to have the roof looked at.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Don’t leave hidden gutters out of a clear-out
  • Watch for green marks down the brickwork
  • Do not climb a ladder to look in the gutters
  • Get the gutters cleaned out every year

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it’s ready.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check joints, brackets and the line of each run.

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
