Gutter surveys in Wye

About our gutter survey in Wye

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We survey eaves gutters, downpipes and fascias and soffits, and common reasons people get in touch are gutters packed with leaves or moss and gutters overflowing in heavy rain.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Do you need a gutter survey in Wye?

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

Things that frequently lead to a survey include:

  • Choked outlets or hopper heads
  • Leaves and moss blocking gutters
  • Leaking or loose downpipes
  • Fascia boards damaged by overflowing water

If you look after a shop, office or commercial unit, for example near County Square, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What to expect from a roof survey

Why it’s worth a survey now in Wye

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. For older village homes like those around Wye, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What you get with us

  • Independent findings on the roof’s condition
  • Over 5,000 surveys carried out
  • Two decades and more of roof surveys
  • Surveys seven days a week

See our cost guide and our case studies.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Wye frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • Jot down any questions you want answered
  • Check the loft hatch can be reached
  • For flats, check roof access has been agreed

What a gutter survey looks like in Wye

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Godinton House, about 4.8 miles west, show how far back building in the area around Wye goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of Saint Gregory and Saint Martin: its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Lady Joanna Thornhill Endowed Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What affects the cost of gutter surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What to let us know when you get in touch

You do not need to know any roofing terms. Just tell us:

  • The kind of building and roof involved
  • Where the property is, with the postcode
  • What’s prompted the survey
  • How the loft is reached, if there is one

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email.

Common questions in Wye

Can a landlord with a rental near Wye station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

How do I find out if my home in Wye is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will you look at parapet and box gutters as well?

Yes, as far as they can safely be seen. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show.

What does the report include?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

How the survey changes by roof type

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Box and secret gutters

Box and secret gutters often cause leaks indoors. We look at the outlets, linings and overflows where safe.

What a gutter survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Rot or damp concealed behind fascias or inside walls
  • What’s hidden inside a downpipe
  • Parts of gutters that cannot be seen safely

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.
