FAQs for Bramling

Does a conservation area affect roof work in Bramling?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Bramling within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How long will you be on site?

A visit normally takes between one and two hours for a house; commercial roofs usually need 3–4 hours. You will know roughly how long when we arrange it.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

How do I book a survey in Bramling?

To book, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

About our landlord roof survey in Bramling

Our landlord and block roof surveys cover Bramling and the rest of London and the South East. Time on site typically takes about 1–2 hours at a typical home, and more on a big or complicated roof. We inspect from the ground, vantage points, the loft space and the roof where it is safe including by drone where applicable. You then get a written report with photos. We survey blocks of flats, flat roofs on blocks and shared roofs, and the problems we’re asked to look at most are standing water on a flat roof and damaged pots and flaunching.

In a village or hamlet like Bramling, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Bramling homes and their roofs

With Goodnestone Park about 2.1 miles south-east, Bramling sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Adisham station, the gap between tenancies is a good time to have the roof looked at. If your home is one of the older ones in the streets near Church of St John, its chimney, valleys and lead work are likely to be the parts that need attention first.

Prices for landlord roof surveys in Bramling

Not every roof costs the same to survey, and it comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office
  • The shape of the roof and its details

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

What helps most when you contact us:

  • Photos of the roof, taken safely from ground level or a window
  • How the loft is reached, if there is one
  • The property’s address and postcode
  • Any stains, drips or damp patches you’ve seen indoors

Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey normally takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. Cottages and farmhouses around Bramling often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • For a flat or shared roof, check access with the building owner or managing agent
  • Note where any stains or damp appear
  • Gather any invoices or paperwork from past roof work

Advice

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Different roofs, different checks

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings as far as can safely be seen.

Roof spaces and lofts

Looking inside the roof often tells us more. We check it where there is safe access looking for water marks and gaps.

Useful tips for Bramling property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • File each roof report for future reference
  • Keep roof outlets and gutters clear
  • Survey the roof on a regular cycle
  • Ask residents to report damp right away

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

Signs you need a landlord roof survey in Bramling

Reports of leaks or damp from tenants frequently lead to a survey. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.

These are some of the problems a survey can pick up:

  • Failed flashings at walls and chimneys
  • Damaged pots and flaunching
  • Standing water on a flat roof
  • Leaks into upper flats

For site and facilities teams at buildings such as Wingham Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What to check before booking

  • Will the report include photos?
  • Whether the loft is part of the inspection
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What’s outside the scope of the survey
