Ickham: your questions answered
Is Ickham within the area you cover?
Yes, Ickham is on our map. Villages and rural addresses get the same survey as a town house.
I let a flat near Bekesbourne station. Can you check the roof?
Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and tell us about the building.
Can we use the survey to plan a roof budget?
Yes, many agents and freeholders use it that way. Surveying again later shows what has changed, which suits a rolling plan.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
What’s the best way to book?
Simply call 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
How a landlord roof survey works in Ickham
Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t give repair costs but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. Typical surveys look at ceiling stains reported by tenants and damaged party-wall upstands or parapets, on rented houses, flat roofs on blocks and gutters and downpipes.
Older buildings in small places like Ickham may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What we cannot see
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Legal advice on leases or service charges
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- A full building survey of every part of the property
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

Roof by roof
Flat roofs on blocks and rear additions
Felt flat roofs often need replacing after around 15–20 years, so knowing roughly how old the roof is helps.
Pitched roofs on houses and blocks
Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.

Do you need a landlord roof survey in Ickham?
Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves so it pays to check how the roof is holding up.
Here are some of the things we see often:
- Cracked or lifting flashings
- Damaged pots and flaunching
- Splits and blisters in flat roof coverings
- Mortar falling from ridges and verges
For site and facilities teams at buildings such as Wickhambreaux Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Choosing a roof surveyor
- What follow-up you get after the report
- How long they’ve been surveying roofs
- Whether VAT is added on top
- How they plan to inspect the roof safely
What happens on the day
After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, it typically takes between one and two hours for a house, or half a day or so for a commercial building. Cottages and farmhouses around Ickham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We agree which roofs and which parts of the building are included.
- You or your agent arrange access to the roof space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
- Defects are photographed and their urgency noted.
- We send a written report you can use to plan maintenance and budgets.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Keep pets in another room
- Have any paperwork from past roof work to hand

Useful tips for Ickham property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Deal with urgent items first
- Survey the roof on a regular cycle
- Ask residents to report damp straight away
- Check the loft space can be accessed
We do not advise on leases or who should pay. What we provide is an independent record of condition to help those discussions.
Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.
Roofs, chimneys and gutters in Ickham
Goodnestone Park, about 3 miles south-east, is one of the historic houses in the wider area around Ickham. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If your home is one of the older ones in the streets near Church of St John, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Bekesbourne station, the gap between tenancies is a good time to have the roof looked at.
