Landlord roof surveys near Chalton

Landlord roof surveys for homes and businesses in Chalton

Our landlord and block roof surveys cover Chalton and the rest of London and South East England. Time on site typically takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. We inspect from the ground, vantage points, the roof space and the roof where it’s safe including by drone where applicable. You then get a written report with photos. We survey shared roofs, gutters and downpipes and blocks of flats, and the problems we are asked to look at most are chimney stacks in poor repair and loose ridge or hip tiles.

Some older homes in villages like Chalton are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Rural addresses near Chalton can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

What affects the price in Chalton

All our prices include VAT. What changes the price is:

  • Whether it is a home or a commercial building
  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

What to let us know when you get in touch

There’s no need for technical words. It’s enough to tell us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • Your timetable, such as an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Chalton questions

How do I find out if my home in Chalton is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

I let a flat near Rowlands Castle station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Make leak reporting easy for tenants
  • Survey the roof on a regular cycle
  • Tell tenants when we are coming
  • Book gutter clearing at least once a year

The report can feed straight into a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Deal with the high-priority defects quickly, and plan the rest. Small roof defects tend to grow.

Roofs, chimneys and gutters in Chalton

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Chalton has a long history of building, with Uppark about 3.2 miles east. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you let a flat or house near Rowlands Castle station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you own one of the older houses in the streets near Church of St Michael, old fixings, lead flashings and tall chimneys are typical of older roofs.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What we are asked to look at in Chalton

Shared roofs can fall between owners. Everyone may think someone else is responsible, so maintenance gets put off. A condition report gives everyone the same starting point.

Typical things we’re asked to look at include:

  • Worn ridges, hips and verges
  • Choked outlets and gutters
  • Leaks into upper flats
  • Standing water on a flat roof

Living close to Ditcham Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
