Need a landlord roof survey in Chisbridge Cross?

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for a single let house, with blocks of flats taking longer. Around Chisbridge Cross, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the loft space is arranged with you beforehand.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

How to prepare

  • Keep pets inside or away from the areas we are looking at
  • Have any questions written down, so nothing gets missed
  • If you are buying, check with the agent that we can get in

Landlord roof survey in Chisbridge Cross: what you get

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It doesn’t include repair cost estimates but contractors can price from it. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. Common reasons to book are ponding or splits on flat roofs and damaged party-wall upstands or parapets, on shared roofs, flat roofs on blocks and converted houses.

In a village or hamlet like Chisbridge Cross, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What we cannot see

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • A full structural assessment of the building
  • A full building survey of every part of the property
  • Parts of the roof we cannot safely see or access

If in doubt, call 07833 053749 or email us and we will point you to the right survey. What our survey covers.

Roof types and parts we check

  • Rented houses
  • Blocks of flats
  • Converted houses
  • Shared roofs
  • Flat roofs on blocks
  • Gutters and downpipes

Chisbridge Cross: your questions answered

I let a flat near Marlow station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How do I find out if my home in Chisbridge Cross is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long does the survey take?

Expect it to take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. The written report follows by email.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Landlord roof surveys around Chisbridge Cross

Historic houses such as Harleyford Manor, about 2.8 miles south, show how far back building in the area around Chisbridge Cross goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Marlow station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Shop and office owners around Eden may find that a roof report helps plan work around trading rather than after a leak. If you look after a building such as Cressex Community School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Make leak reporting easy for tenants
  • Don’t store items over the loft hatch
  • Ask your managing agent about lease terms
  • Survey the roof on a regular cycle

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Act on urgent items in the report first, and plan the rest. Small roof defects tend to grow.

Different roofs, different checks

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. We inspect them as far as it is safe to see.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. We give them close attention.
