About our landlord roof survey in Dudswell
Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photographs and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. If you’ve noticed chimney stacks in poor repair and splits and blisters in flat roof coverings, a survey will tell you what’s going on, on gutters and downpipes, rented houses and shared roofs alike.
Somewhere as small as Dudswell, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

How the survey works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around Dudswell can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Before we arrive
- Point out any leaks or damp patches
- Keep pets inside or away from the areas we’re looking at
- Move anything stored under the loft hatch

Advice
Checking the roof from ground level
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Landlord roof surveys around Dudswell
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Dudswell has a long history of building, with Cholesbury Manor House about 2.7 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
For site and facilities teams at buildings such as St Mary's CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of Saint Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What else we do in Dudswell
Do you need a landlord roof survey in Dudswell?
A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause from what’s visible.
A survey can pick up problems like:
- Cracked or lifting flashings
- Damaged party-wall upstands or parapets

- Gutters overflowing onto walls

What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Who pays under the lease (that is a legal question)
- The structure in the way a structural engineer would assess it
- Walls, floors and services beyond the roof
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.

Before and after the survey
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:
- Get legal advice on lease responsibilities
- Put urgent roof work at the top of the list
- Tell tenants when we’re coming
- Keep the loft hatch clear and reachable
You receive a written report with photos and recommendations, prioritised by urgency where relevant. It’s emailed to you ready to pass on to whoever needs it.
Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.
