Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Give tenants a simple way to report leaks
  • Keep the loft hatch clear and reachable
  • Ask your managing agent about lease terms
  • Arrange flat access beforehand

The report comes with photos and written recommendations ranked by urgency where relevant. It’s emailed to you so you can share it with owners, agents or contractors.

Act on urgent items in the report first, and plan the rest. Small roof defects tend to grow.

How a landlord roof survey works in Ellingham

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to keep maintenance plans current. We survey gutters and downpipes, rented houses and flat roofs on blocks, and common reasons people get in touch are leaks into upper flats and gutters overflowing onto walls.

In a village or hamlet like Ellingham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Older roofs in small places like Ellingham can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices
  • Buyers: confirm access with the estate agent or seller

Getting in touch

What helps most when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • How the loft is reached, if there is one

Landlord roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.

What we can’t see

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Asbestos testing of roof sheets or soffits
  • Areas behind locked flats or blocked hatches
  • Structural calculations or an engineer’s report

Landlord roof surveys around Ellingham

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like Ringwood School Academy: a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of St Mary and All Saints are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Your questions about landlord roof surveys in Ellingham

Do you carry out roof surveys in Ellingham?

Yes, Ellingham is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or email us with the address and some details.

Is Ellingham within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How much time does the visit need?

For a single house, expect about 1–2 hours on site and larger buildings take longer.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or drop us an email.

Will the survey cover the whole building?

No. Our survey covers the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Do you survey roofs shared between flats?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands where we can see them safely.

Party-wall upstands and parapets

Parapet walls frequently hide gutters behind them. We inspect them as far as it is safe to see.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
