What happens if roof problems are left?

A dated condition report is useful for the building’s records. Surveying again later shows what has changed, which suits a rolling maintenance plan. Older cottages and farmhouses around Farthingloe can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for your survey before booking.

Landlord roof surveys for homes and businesses in Farthingloe

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. We survey shared roofs, flat roofs on blocks and gutters and downpipes, and common reasons people get in touch are leaks into upper flats and flashings that have come away.

Older buildings in small places like Farthingloe may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Your questions about landlord roof surveys in Farthingloe

Is the coastal weather around Farthingloe hard on roofs?

Often, yes. Farthingloe is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you survey roofs for landlords with property near Dover Priory station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Can you survey a shared roof on a terrace or converted house?

Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

How long will you be at the property?

Most surveys take about 1–2 hours for a house, and longer for a block or a building with several roofs. The report follows by email.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Act on high-priority defects quickly
  • Have gutters and outlets cleared every year
  • Keep roof surveys on a rolling plan
  • Check the loft space can be accessed

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.

Get gutters and roof outlets cleared at least once a year, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Walls, floors and services beyond the roof
  • Areas behind locked flats or blocked hatches
  • Structural calculations or an engineer’s report

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and doesn’t.

  • Shared roofs
  • Converted houses

What affects the cost of landlord roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Whether it is a home or a commercial building
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your survey before booking.

What to let us know when you contact us

There’s no need for technical words. Just tell us:

  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel

Booking is simple: just ring 07833 053749 or send us an email and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two for a house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Farthingloe frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

How to prepare

  • Jot down any questions you want answered
  • Keep pets in another room
  • Show us where any leaks or stains appear

How to book

Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Farthingloe homes and their roofs

The coast is about 1 mile or less from Farthingloe, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live near a park such as Whinless Down, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. The streets around a church like Aycliffe Church Centre are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Aycliffe Community Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
