Landlord roof surveys for Greenhill homes and businesses

Landlord roof surveys for homes and businesses in Greenhill

We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. If you’re worried about damaged party-wall upstands or parapets and damaged pots and flaunching, a survey will tell you what’s going on, on blocks of flats, shared roofs and rented houses alike.

Houses in smaller places like Greenhill can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants. Surveys run seven days a week, which helps when tenants work during the week.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

Roof by roof

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch and you will need to arrange it.

Flat roofs on blocks and rear additions

Flat roof outlets often clog leaving water standing. We check them as part of the survey.

Local roofs in Greenhill

The coast is about 1 mile or less from Greenhill, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you own a rental within reach of Herne Bay station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as Curtis Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you live in an older home near St Peter, old fixings, lead flashings and tall chimneys are typical of older roofs.

Greenhill is about 1 mile south-west of Herne Bay, in Kent. Greenhill is one of many places we visit across Kent, for homes and businesses alike. Our area takes in places right across Kent, large and small. For surveys nearby, see our Canterbury page.

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Act on high-priority defects quickly
  • Arrange flat access beforehand
  • Survey the roof on a regular cycle
  • Don’t store items over the loft hatch

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Keep the roof space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

What happens if roof problems are left?

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later helping you spread the work. In a smaller place like Greenhill, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

Greenhill questions

How do I find out if my home in Greenhill is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Greenhill within the area you cover?

Yes. Greenhill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or send us an email.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

What a landlord roof survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Confirming asbestos in older roof materials
  • Structural calculations or an engineer’s report
  • Who pays under the lease (that is a legal question)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Gutters and downpipes
  • Rented houses
  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats
  • Shared roofs

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. For a survey in Greenhill, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Before we arrive

  • Find any records of previous roof work
  • If you’re buying, let the agent know when we are coming
  • Show us where any leaks or stains appear
