How a landlord roof survey works in Hardham

With a shared roof, it is not always clear what’s wrong or where. We look at the roof from each safe vantage point including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. Where neighbours share the roof, we can only inspect what we are given access to. If you are worried about failed flashings at walls and chimneys and mortar falling from ridges and verges, we can find out what’s behind it, on shared roofs, rented houses and gutters and downpipes alike.

Older buildings in small places like Hardham may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

Roofs, chimneys and gutters in Hardham

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Old Place Manor, about 1 mile north-east, is one of the historic houses in the wider area around Hardham. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near St Botolph's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Pulborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building like St James' CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

FAQs for Hardham

Do you cover smaller places like Hardham?

Yes, Hardham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Hardham listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or send us an email.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Tell us about it when booking and we’ll plan the survey around it.

Useful tips for Hardham property owners

A survey works best with a little help from you, before and after. Some tips:

  • Hold on to old reports to compare later
  • Keep roof outlets and gutters clear
  • Keep roof surveys on a rolling plan
  • Put urgent roof work at the top of the list

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.

Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Blocks of flats
  • Shared roofs
  • Converted houses
  • Gutters and downpipes
  • Rented houses
  • Flat roofs on blocks

How it works

The visit has one job: to see as much of the let or shared roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes about one to two hours for a house, and longer for a block or a building with several roofs. Around Hardham, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • Leave side gates unlocked
  • Note where any stains or damp appear
  • If you are buying, let the agent know when we are coming
