Landlord roof surveys in Hedgerley

Landlord roof surveys for homes and businesses in Hedgerley

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. The findings come in a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to keep maintenance plans current. We survey converted houses, gutters and downpipes and blocks of flats, and the problems we’re asked to look at most are cracked or lifting flashings and ceiling stains reported by tenants.

In a small place like Hedgerley, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

What you get is a clear record of the let or shared roof on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Do you need a landlord roof survey in Hedgerley?

A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.

A survey makes sense if you’ve noticed:

  • Ceiling stains reported by tenants
  • Failed flashings at walls and chimneys
  • Gutters overflowing onto walls
  • Cracked or leaning shared chimneys

Take an older house close to Parish Church of St Mary the Virgin: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking anyone

  • Whether any drone flown is registered with the CAA
  • What’s outside the scope of the survey
  • Whether VAT is added on top
  • Are they insured for the work?

What a roof survey includes

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Surveys for landlords and agents in Hedgerley

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

Landlord roof surveys around Hedgerley

With Cliveden about 3.8 miles west, Hedgerley sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

Living close to Bulstrode Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you let a flat or house near Gerrards Cross station, the gap between tenancies is a good time to have the roof looked at.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Keep the loft hatch clear and reachable
  • Ask your managing agent about lease terms
  • Keep roof outlets and gutters clear
  • Survey the roof on a regular cycle

Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.

Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.

What affects the price in Hedgerley

We confirm the price for the job before you book. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • Height and safe access
  • Any need for thermal images or a drone flight
  • Whether it’s a home or a commercial building

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

You do not need to know any roofing terms. Just let us know:

  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode
  • Any photos you have, taken from ground level or a window
  • What’s prompted the survey

Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

The survey, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for a single let house, with blocks of flats taking longer. Cottages and farmhouses around Hedgerley often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before we arrive

Advice

Hedgerley: your questions answered

Will you come out to Hedgerley?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can a landlord with a rental near Gerrards Cross station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or drop us an email and tell us about the building.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Does the report help with maintenance planning?

Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
