Your questions about new roof snagging in Hedgerley
Will you come out to Hedgerley?
Yes. Hedgerley is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
How do I find out if my home in Hedgerley is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
What’s the price of a snagging inspection?
Prices start from £150, including VAT. The price depends on the size of the roof and the access. To get a price, phone 07833 053749 or drop us an email.
Can you settle a dispute with my builder?
No. We report on what we see. Any dispute is between you and your roofer or builder and our report gives you an independent record.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys.
When should I book new roof snagging?
Before the final payment is best, while the roofer is still on hand. Otherwise, book before your defects or warranty period runs out.
How long will you be on site?
It usually takes about one to two hours for a house, and about three to four hours for a commercial roof. We will give you an idea when you book.
New roof snagging in Hedgerley
Our inspection covers the slates or tiles, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen, and we check the gutters too. You get a photo report of what we found. We also note debris left behind and any damage to other parts of the building. We are often asked to look into loose or badly finished ridge tiles and cracked or slipped new tiles or slates, across loft conversions and dormers, new-build homes and flashings and valleys.
Older buildings in small places like Hedgerley may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Where we cannot see part of the new roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

How we price new roof snagging
Several things affect the price of a survey:
- The roof’s overall size
- Whether it is a home or a commercial building
- The use of thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
A little information up front helps. It helps to include:
- Any deadline, such as an exchange date
- What’s prompted the survey
- What kind of property and roof it is
- Where water is showing inside, if it is
Getting a price is simple: just ring 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.
DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for most homes, depending on how much new work there is to check. Somewhere as small as Hedgerley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know what work was done and when.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are checked.
- We check the loft where safe and look for debris or damage.
- You get a photo report of each snag.
Getting ready for the survey
- Dig out any old roof reports or invoices
- If it isn’t your property yet, arrange access through the agent
- Clear the way to the loft hatch

Advice
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Look for debris left in gutters from ground level
- Walk round the house to look for knock-on damage
- Keep warranty papers safe
- Diary the defects period end date
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That’s worth bearing in mind if a payment date is close.
Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.
What happens if roof problems are left?
Photos from ground level rarely show the detail. We get as close a view as safe access allows, including by drone where it is applicable. Where a roof is exposed, as many are in small places like Hedgerley, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.
Why book with us
- Clear package prices, with VAT included
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- Over 5,000 surveys carried out
- Drones and thermal imaging where applicable

What new roof snagging looks like in Hedgerley
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. With Cliveden about 3.8 miles west, Hedgerley sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you live in an older home near Parish Church of St Mary the Virgin, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Gerrards Cross station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Different roofs, different checks
Ridges, hips and verges
The top and edges of a roof are the most exposed. We check mortar, dry-fix systems and fixings where they can be seen.
Flashings
Poorly finished flashings often show up on new roofs. We photograph any we find.
