Roof leak investigations for homes and businesses in Hedgerley
On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check both the covering and the room underneath to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We survey valleys and parapet gutters, rooflights and dormers and chimney stacks, and common reasons people get in touch are water marks that spread in wet weather and leaks at a dormer or roof window.
Being in a small place like Hedgerley makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.
Roof by roof
Lead flashings
Some roofs have mortar where you’d expect lead. Fillets crack and pull away over time, letting rain run behind the joint.
Valleys
Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.
What we do, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Hedgerley, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- We inspect inside and out, starting from the stain.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Before the survey
- Keep pets inside or away from the areas we’re looking at
- Let us know about parking near the property
- If the roof is shared, arrange access with whoever manages the building

Do you need a roof leak investigation in Hedgerley?
A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. The stain may appear well away from the valley itself.
We are often asked to look at:
- Leaks below a flat extension roof
- Damp on a chimney breast
- Staining where a gutter or parapet meets the wall
- Water dripping from rafters or underlay
If you let a flat or house near Gerrards Cross station, a clear finding on where water gets in helps you brief a roofer straight away.
Before booking any roof surveyor
- How long they’ve been surveying roofs
- What they will not be able to tell you
- What happens after the report arrives
- Is VAT included in the price?
DIY checks: what’s safe
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Your questions about roof leak investigations in Hedgerley
Is Hedgerley in the area you cover?
Yes, Hedgerley is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or use the contact form and tell us about the property, and we will talk through which survey suits.
Will you come out to Hedgerley?
We do. A small place gets exactly the same survey as a big one.
Will you fix the leak as part of this?
Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.
What’s in the report?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll explain what’s needed.
Will you go up on the roof?
Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Roof leak investigations in Hedgerley: local notes
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in. The wider area around Hedgerley has a long history of building, with Cliveden about 3.8 miles west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you live in an older home near Parish Church of St Mary the Virgin, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Homes near green spaces such as Bulstrode Park can get more leaves in their gutters in autumn.
