How we price roof leak investigations

When we price a survey, we consider:

  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof
  • Extra roofs, like extensions, dormers or garages

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

A little information up front helps. It is useful to include:

  • When you need the report by
  • Pictures from the garden or a window, if you have them
  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property

Roof leak investigation starts from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

Roof leak investigations for homes and businesses in Egypt

Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey flat roof details, the roof space and lead flashings, and common reasons people get in touch are drips in the loft during heavy rain and water through the ceiling under a flat roof.

Being in a small place like Egypt makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we look for on each type of roof

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there frequently show in the rooms on the top floor.

FAQs for Egypt

Do you carry out roof surveys in Egypt?

We do. Every survey there gets the same written report with photos.

Is my home in Egypt listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How long does the visit take?

The visit usually takes about one to two hours for most homes, though a hard-to-trace leak can take longer. We’ll confirm what to expect when we arrange the visit.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Can a leak be traced on a dry day?

Often, yes. Stains, tide marks, damp timbers and moisture readings usually point the way. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.

Is there anything I need to do ahead of the visit?

Make sure the loft can be reached. Gather any photos and notes about when it leaks, and tell us about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Do you climb onto every roof?

Only if it is safe. We check everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Leaks and storm damage in Egypt

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. The covering and its details give the first clues when tracing where water is coming from. About 3 miles west lies Cliveden, a reminder of how long the area around Egypt has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a building such as Farnham Common Infant School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Landlords with a home close to Burnham station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Egypt is about 3 miles north of Slough, in Slough. Egypt is part of the area we cover across London and South East England. We cover towns and villages across Slough, large and small. You can also see our page for Reading.

Here we cover the SL2 postcode area for roof leak investigations. Whether your property is on Cages Wood Drive, Hammond End and The Avenue or a nearby road, we can survey it. Why it is worth a survey now in Egypt

Patching the spot above the stain often doesn’t work. The real way in may be a metre or more away. An investigation finds the likely cause first. For older village homes like those around Egypt, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Common roof problems in Egypt

Valleys carry a lot of water. Split linings, slipped valley tiles or debris can push water under the slates or tiles. Leaks from valleys often show up some distance away inside.

Problems we come across often include:

  • Staining where a gutter or parapet meets the wall
  • Leaks that appear only in driving rain
  • Water marks that spread in wet weather
  • Damp on a chimney breast

The streets around a church such as St John the Evangelist are often among the oldest in a place, and if yours is one of the older homes nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

What a good roof survey covers

How the survey works

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Rural addresses near Egypt can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us where the water shows and when it appears.
  2. Inside, we check the damp area and the loft space above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before the survey
