What happens on the day

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Around Hedgerley, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a written report with photos and our recommendations.

Chimney surveys for homes and businesses in Hedgerley

Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. Typical surveys look at bricks with flaking faces and staining on walls around the chimney, on chimney breasts, shared and party-wall stacks and lead flashings.

Some older homes in villages like Hedgerley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Your questions about chimney surveys in Hedgerley

I let a flat near Gerrards Cross station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Will you come out to Hedgerley?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you find out why my chimney breast is damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you inspect shared chimneys?

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

What do you check on a chimney?

The whole stack, as far as it can be seen safely: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Roof by roof

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.

Chimney surveys in Hedgerley: local notes

Cliveden, about 3.8 miles west, is one of the historic houses in the wider area around Hedgerley. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Trees in and around Bulstrode Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Anyone responsible for a site like Farnham Common Junior School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Parish Church of St Mary the Virgin: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • The type of building and roof, such as pitched or flat
  • How the loft is reached, if there is one
  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them

When you’re ready to go ahead, ring 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date, weekday or weekend.

Why act early in Hedgerley

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. For older village homes like those around Hedgerley, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
