What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • What’s inside the brickwork or behind render, without opening up
  • Checks on boilers, fires or their flues
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • Shared and party-wall stacks
  • Lead flashings

Chimney survey in Farnham Common

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photographs and our recommendations. It suits a single stack on a house as well as several on a larger building. If you’re worried about redundant stacks capped without ventilation and cracked or missing flaunching, we can find out what’s behind it.

Somewhere as small as Farnham Common, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Questions from Farnham Common

Do you cover smaller places like Farnham Common?

Yes, Farnham Common is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

I let a flat near Burnham station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.

What do you check on a chimney?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Do you climb onto every roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or use the contact form.

How it works

Once we have finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, it typically takes an hour or two at a typical home, and longer for a large or complex roof. In a hamlet or village like Farnham Common, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Make sure we can get to the back of the property
  • Point out any leaks or damp patches

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Farnham Common homes and their roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Farnham Common has a long history of building, with Cliveden about 3.3 miles west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you look after a building such as Farnham Common Junior School, a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Burnham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Farnham Common is about 3 miles north of Slough, in Slough. Surveys in Farnham Common work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our area takes in places right across Slough, large and small. We also survey roofs in Reading.

What affects the cost of chimney surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets
  • The height of the building and how the roof can safely be seen
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What to let us know when you get in touch

When you call or email, these details help:

  • The address and postcode of the property
  • Where water is showing inside, if it is
  • Any photos you have, taken from ground level or a window
  • Your timetable, such as an exchange date

Do you need a chimney survey in Farnham Common?

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

Problems we come across often include:

  • Redundant stacks capped without ventilation
  • A chimney out of line
  • Staining on walls around the chimney
  • Lifted or split lead flashings

The streets around a church such as St John the Evangelist are frequently among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Make sure fixings on the stack are secure
  • Keep the report to compare against at the next survey
  • Book a sweep for flues that are in use
  • Photograph damp patches with the date

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
