What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Commercial roofs and larger buildings
  • The number of roofs, including extensions and garages
  • Height and safe access
  • The shape of the roof and its details

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we need to know

If you can, have these to hand when you contact us:

  • The kind of building and roof involved
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • When you need the report by

Landlord roof survey in Little Somborne: what you get

We survey let and shared roofs in Little Somborne and across London and the South East. Time on site typically takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can safely be seen, and by drone where it’s applicable. A written report with photos follows. If you’ve noticed loose ridge or hip tiles and gaps where tiles or slates have slipped, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common roof problems in Little Somborne

Tenants and leaseholders rarely look at the roof. Defects up on the roof can go unreported for a long time, particularly on taller buildings.

Signs worth acting on include:

  • Mortar falling from ridges and verges
  • Ponding or splits on flat roofs
  • Blocked gutters over flats
  • Failed flashings at walls and chimneys

Take an older house close to All Saints Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • Which viewpoints they use to see the roof
  • Whether the loft space is looked at, where there is one
  • Whether you get a written report with photos
  • When you will get the report

What’s in a roof survey

Little Somborne homes and their roofs

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

In and around Little Somborne, as anywhere, a roof is easiest to deal with when its problems are found early.

Little Somborne is about 6 miles west of Winchester, in Hampshire. If you are in Little Somborne, booking works exactly as it does anywhere else: a call or an email, a price, then a date. We cover towns and villages across Hampshire, large and small. We also survey roofs in Southampton.

Surveys in SO20 work the same way as everywhere else we cover. You will find streets such as Chalk Hill and Somborne Park Road, all of which we cover. If you are just outside Little Somborne, we cover Up Somborne (1 mile east), Ashley (1 mile south), King's Somborne (2 miles south-west), Lower Slackstead (5 miles south) and Braishfield (5 miles south). Within a short drive, we also cover Winchester (6 miles east), Eastleigh (10 miles south-east), Andover (8 miles north), Totton (12 miles south), Chandler's Ford (8 miles south) and Hedge End (14 miles south-east).

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Tell tenants when we are coming
  • Give tenants a simple way to report leaks
  • Do not store items over the loft hatch
  • Hold on to old reports to compare later

If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.

Keep the roof space accessible so the roof can be checked from inside. Clutter around the hatch slows things down.

How it works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Somewhere like Little Somborne needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets out of the way during the survey

Advice

Common questions in Little Somborne

Do you cover Little Somborne?

Yes, Little Somborne is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Is my home in Little Somborne listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is the report suitable for a maintenance plan?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed, which suits a rolling plan.

What access do you need for a block roof survey?

We may do. Where the loft or roof can only be reached through a home, we will need to go in so please give residents notice.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

What a landlord roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of roof sheets or soffits
  • Walls, floors and services beyond the roof
  • Structural calculations or an engineer’s report

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What we check

  • Rented houses
  • Flat roofs on blocks
  • Converted houses
  • Blocks of flats
  • Gutters and downpipes
  • Shared roofs

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
