How a landlord roof survey works in Marehill

Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. We’re frequently asked to look into leaking joints at party walls and standing water on a flat roof, on rented houses, blocks of flats and flat roofs on blocks.

Somewhere as small as Marehill, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

Where we cannot see part of the let or shared roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Do you need a landlord roof survey in Marehill?

Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition and how soon.

These are some of the problems a survey can pick up:

  • Gaps where tiles or slates have slipped
  • Ponding or splits on flat roofs
  • Parapets and upstands in poor repair
  • Flashings that have come away

For an older house near a landmark like Wiggonholt Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before booking anyone

  • Is there a chance to talk the report through?
  • What experience they bring
  • Whether the loft is part of the inspection
  • How long the report takes to arrive

What a good roof survey covers

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Questions from Marehill

Is Marehill within the area you cover?

Yes, Marehill is on our map. A small place gets exactly the same survey as a big one.

Is my home in Marehill listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey at the weekend?

We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or send us an email.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Can your report tell us who pays for the roof work?

No. Who pays is typically set by the lease and we don’t give legal advice. Our report gives an independent record of the roof’s condition to help those discussions.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

What we look for on each type of roof

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch, so it needs arranging.

Roofs, chimneys and gutters in Marehill

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Old Place Manor, about 1.4 miles west, is one of the historic houses in the wider area around Marehill. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Landlords with a home close to Pulborough station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as St Mary's Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Landlords and letting agents in Marehill book surveys as well as homeowners. A written report with photos gives you a clear record of the let or shared roof, useful for planning maintenance.

What this survey can’t tell you

Before booking, it’s worth knowing what a survey will not do:

  • Confirming asbestos in older roof materials
  • Structural calculations or an engineer’s report
  • Who pays under the lease (that’s a legal question)

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Shared roofs
  • Gutters and downpipes
  • Rented houses
  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes between one and two hours for a house, and longer for a block or a building with several roofs. In a hamlet or village like Marehill, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Keep pets out of the way during the survey
  • Make a note of anything you’d like us to look at
  • If you’re buying, let the agent know when we are coming
