Landlord roof surveys for Maypole homes and businesses

About our landlord roof survey in Maypole

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. We survey converted houses, blocks of flats and flat roofs on blocks, and people most often book us about choked outlets and gutters and leaking joints at party walls.

Older buildings in small places like Maypole may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

After the visit, you get a report with photos, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Questions from Maypole

Can a landlord with a rental near Herne Bay station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Do you cover smaller places like Maypole?

We do. Villages and rural addresses get the same survey as a town house.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Why act early in Maypole

Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. For older village homes like those around Maypole, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes between one and two hours for a house, and longer for a block or a building with several roofs. Older rural homes like those around Maypole can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Advice

What this survey cannot tell you

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Roof areas we weren’t given access to
  • Legal advice on leases or service charges
  • A full building survey of every part of the property

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and does not.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Give tenants a simple way to report leaks
  • Keep roof outlets and gutters clear
  • Don’t wait for a leak to survey the roof
  • Act on high-priority defects quickly

If you need to share the findings with leaseholders or a board, the photographs help. We keep the report clear and jargon-light.

Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

Local roofs in Maypole

Maypole lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as Church of the Holy Cross are frequently among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you live near a park such as Curtis Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Anyone responsible for a site like Hoath Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Maypole is about 2 miles south-east of Herne Bay, in Kent. Surveys in Maypole work the same way as everywhere we cover: a careful inspection, photos and a written report. Our area takes in places right across Kent.

Surveys in CT3 work the same way as everywhere else we cover. Local streets include Maypole Lane and Maypole Road, all of which we cover. Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Party-wall upstands and parapets

A parapet can hide a gutter that is hard to see. We inspect them as far as it is safe to see.
