Landlord roof survey in Monk's Gate

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photographs and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey shared roofs, blocks of flats and rented houses, and common reasons people get in touch are gutters overflowing onto walls and slipped or missing slates and tiles.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Common questions in Monk's Gate

Will you come out to Monk's Gate?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Monk's Gate?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can we use the survey to plan a roof budget?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.

How long will you be on site?

It normally takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. You will know roughly how long when we arrange it.

How do I book a survey in Monk's Gate?

It’s easiest to ring 07833 053749 or send us an email. Give us the address and some details about the roof. Surveys run on any day of the week.

What affects the cost of landlord roof surveys

When we price a survey, we consider:

  • Any need for thermal images or a drone flight
  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

Getting in touch

Here’s what helps us most when you contact us:

  • The kind of building and roof involved
  • Where the property is, with the postcode
  • Any photos you have, taken from the ground or a window
  • The reason for the survey, such as buying, a leak or storm damage

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or use the contact form.

What a landlord roof survey looks like in Monk's Gate

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Horsham station, a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Leonardslee shed leaves that can end up in nearby gutters. The streets around a church like Church of the Good Shepherd are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Monk's Gate is about 3 miles south-east of Horsham, in West Sussex. Surveys in Monk's Gate work the same way as everywhere we cover: a careful inspection, photographs and a written report. Across West Sussex, we cover Monk's Gate and the places around it. Our Crawley page covers surveys nearby.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What we look for on each type of roof

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather and get close attention.

Shared chimney stacks

Chimney stacks are often shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Landlords, agents and block managers in Monk's Gate

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

What we can’t see

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Parts of the roof we can’t safely see or access
  • The structure in the way a structural engineer would assess it
  • Responsibility under a lease

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

What this survey covers

  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats
  • Shared roofs
  • Converted houses
  • Rented houses

What we do, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours for a house, and longer for a block or a building with several roofs. For a village or hamlet like Monk's Gate, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Note where any stains or damp appear
  • If it is not your property yet, arrange access through the agent
  • Have keys ready for side gates, garages or roof access doors
